Exterior Restoration, Roofing & Gutters in Oxford, Michigan

The Sansoterra family contacted The Exterior Zone about deteriorating fascia high on their Oxford home and wanted to explore their trim options.

The project ultimately brought together roof replacement, fascia and trim repairs, selected siding repairs, ventilation work, exterior painting, porch updates, and new gutters. Several of those components met at the same roof edges and wall transitions, making coordination an important part of the work.

The Concern and What We Found

Rotting fascia was the starting concern. Fascia is the board along the roof edge, often directly behind the gutters. Its condition can affect both the finished appearance and the components attached to it.

The evaluation also documented damaged subfascia behind the finished fascia and deteriorated corner trim. At the front dormer, a roof section ended in a terminating valley that required attention to the roof transition.

Existing soffit baffles were present, but the vent openings needed to be enlarged as part of the ventilation work. The presence of a vent or baffle alone does not establish that the opening allows the intended airflow.

Together, these findings showed why the roof edges, trim, adjoining siding, and ventilation details needed to be considered during planning.

Building the Renovation Plan

The scope combined repairs to deteriorated components with roof replacement, exterior finishes, and homeowner-selected architectural updates.

The connections between those tasks mattered. Flashing needed to integrate with the adjoining siding. Fascia and trim work needed to be coordinated with the gutters. Exterior surfaces needed repair and preparation before receiving their finish coatings.

Planning those relationships helped define the order of work and the details each part of the project needed to accommodate.

What We Completed

GAF Roofing System and Roof Transitions

We replaced the roof with GAF Timberline HDZ shingles in Charcoal.

At the front dormer termination, the work included a built-out transition finished with EPDM roofing membrane. Adjacent siding was removed and reinstalled where needed to integrate metal flashing with the wall.

These transitions are an important part of a roofing project. The shingles shed water across the roof, while flashing manages the connections where roofing meets walls and other components.

Fascia, Trim, and Selected Siding Repairs

The work addressed damaged fascia, subfascia, and corner trim, including the installation of LP SmartSide trim.

Cracked siding at the front bump-out was replaced. A transition board with flashing was also added in that area.

The siding work was limited to selected areas within the larger restoration. This project did not involve replacing all of the home’s siding.

Soffit Ventilation and Bathroom Exhaust

We installed new louvered soffit vents and enlarged the associated openings. The bathroom exhaust was also rerouted through a roof termination.

These are separate functions. Soffit vents provide an intake path for a vented attic, while bathroom exhaust carries moisture from the bathroom directly outdoors. Each needs an appropriate route and termination.

Exterior Painting and Porch Details

Exterior wood surfaces received Benjamin Moore Regal Select Exterior High Build. The garage doors and rear garage entry received Benjamin Moore Aura Exterior.

The finish scheme included white trim and a black rear entry. At the front porch, cedar post wraps and a beam detail were finished with stain. Black board-and-batten vinyl shutters completed the selected architectural updates.

The exterior painting and trim work followed the repairs needed at the affected surfaces.

Seamless Gutters and Downspouts

We installed 6-inch seamless gutters with 3-by-4-inch downspouts, using black gutters and white downspouts.

A final porch downspout adjustment was completed in September 2026. This finished the gutter work around the updated exterior.

What Homeowners Can Learn From This Project

A fascia concern is a reason to look closely at the surrounding roof edge. The evaluation may need to consider the gutter attachment, subfascia, adjoining trim, flashing, and nearby siding.

On the Sansoterra home, the completed scope combined repairs with broader renovation and appearance updates. Other homes may need only a focused repair.

The useful question is: what needs attention here, and how does that work connect to the surrounding exterior?
